Lane Kawaoka
Lane Kawaoka is the host of Simple Passive Cashflow podcast, an avid real estate investor and a full-time W2 employee as a Civil Engineer who got started young with passive real estate investing. Owns 11 SFHs in Birmingham, Atlanta, Indy, and PA. As he slowly built his SFH portfolio Lane realized the SFHs was not going to get him to his cashflow goals and he was creating a job for himself to manage the manager. Today Lane podcasts at “SimplePassiveCashflow.com” to help newbies get into real estate and helps more sophisticated investors get into larger MFH syndications that Lane puts together.
More About Lane
- Graduated from the University of Washington with a bachelor’s degree in Industrial Engineering
- Travels a lot
- Bought a home but was never there so decided to rent it out
- Found he was making a lot of money renting his house out and decided to investigate real estate investing in other markets
- Read books on investing
- Started looking out-of-state because Washington was pretty expensive
- Looking at Birmingham, Atlanta and Indianapolis
- Decided to start a podcast to share his experience
- Was always very frugal and was able to save $30-50,000 per year to invest
His Approach to Investing
- Knew he could be an “appreciation investor,” which he calls – “a gambler” or a “cashflow investor”
- He chose “cashflow investor”
- Early on he felt that he needed to own his own home – now he rents
- Used to do swing trading in the stock market but felt it was unpredictable and a waste of time
Why Lane Decided to Move from SFRs Into Multifamily
- Did 1031 Exchange and picked up 9 properties (had 45 days to find these properties)
- Received constant calls about the properties – very time-consuming
- He saw that multifamily made more sense in economies of scale
Biggest Mistake
- His first rental property
- Saved $30,000 and used it to pay down principal on the mortgage
- Asset is not the home, it’s the debt – you are paying it off with tomorrow’s money (as it grows in value)

- Contact an experienced real estate investor you know
- Share how much you have to invest (look at home equity, IRAs, etc.)

- Has his podcast and blog
- On a mission to encourage people to get out of the stock market and into the safe, high-yielding investment of rental properties
- He also wants to become a syndicator to provide good passive investment opportunities to investors
